What time is check-in? What happens if I am super keen and arrive early?
We’re flattered you’re so excited to stay with us. Usual check-in time is from 3pm but if your flight lands at the crack of dawn let us know. If we can have your room ready, we will. If we can’t, we’ll take your luggage and find you somewhere comfy to sit, chat, eat or just chill.

Can I bring my pet? I’m longing to stay at The BoTree but hate the look on my French Bulldog’s face every time I leave him.
We love and welcome dogs at The BoTree. If you’re bringing your dog, let us know and we’ll make sure your room is dog-friendly and that there’s a bed ready and waiting for them. Do check out our General Manager Eva’s Alfie and Murphy on our instagram feed enjoying the hotel.

Can I order food to my room?
If you’re feeling like you just want to stay in and eat, download our app. You can order your food straight from the app. You can also view our menu on your TV and then speak to one of our team if you’d prefer to order in person.

Do your rooms have air conditioning?
Our rooms all have a thermostat which allows you to choose whatever temperature makes you most comfortable.

Can I smoke at The BoTree?
Smoking is not permitted inside. If you’re lucky enough to be staying in the Marylebone or The BoTree Suite, the terrace classifies as outside, so you are free to smoke there.

Does the hotel have a gym?
Our gym has free weights and cardio equipment and is open 24/7. It’s on the ground floor behind The BoTree Bar. Check in with your host if you need help finding it.

I’ve searched everywhere in my room but there’s no washing machine. Can you help?
You don’t need one of those here. We can dry clean, launder and press anything you need. Your hosts can even get it back to you within the day. Or the express service offer is better. Just ask.
Getting to The BoTree

What's the best way for me to get to The BoTree?
You can see The BoTree from the entrance to Bond Street Tube Station, you are only a couple of minutes’ walk from The Elizabeth, Central and Jubilee lines. And from there, only a few minutes on the Tube from anywhere in London.

Is parking available?
There are several car parks within walking distance. The closest are 400 Oxfords St, W1A 1AB and NCP Portman Square, W1H 7BG.

Do you have accessible rooms available?
Yes. Our accessible rooms are designed so you can stay in comfort. They are available on our website and can also be booked through our reservations team. If there’s anything else you need, please call and let us know.

Do you have connecting rooms?
Yes. We have several rooms and suites that are interconnected and perfect for families or groups. We can even accommodate a large entourage with multiple connected rooms if that’s how you travel. Please speak to our reservations team, they’ll talk you through the best options.

Are cots available?
Yes. We do have cots available, if you need one, let us know before your arrival and we will set one up in your room ready for you.

Where is breakfast served?
Head down to LAVO for breakfast. If you’re an early riser, during the week, anytime from 6:30am onwards works for us. If you like a lie-in, make sure you get to us before 10:30am. At weekends, things are a bit more leisurely. We’re ready for you from 7:00 and breakfast finishes at 11:00. But only because Brunch starts…

What are the food and drink options?
Our restaurant, LAVO, is one of London’s destination restaurants where the Italian food is anything but ordinary. The BoTree Bar also serves light food, alongside an amazing cocktail list. If you just need some me time, in-room dining is always available.

Are children allowed in the restaurants and bars?
Yes. LAVO and The BoTree Bar welcome children of all ages.

These ripped jeans are worth more than my car, I trust the dress code at LAVO won't need me to add a blazer to it?
There really are no hard and fast rules. And the fashion police are on leave during your stay so anything that makes you feel good, is good with us too.

Do I need a reservation for the restaurant and bar?
LAVO is one of the neighbourhood hotspots so to avoid any disappointment, we recommend booking. If you prefer living on the edge, walk-ins are accepted.
We don’t take bookings at The BoTree Bar but you’re welcome any time.

Is VAT included?
This will depend on your booking. Please contact the reservations team for more information on your individual booking or to ask for a VAT receipt.

I was going to stay, and now I can’t. Do you have a cancellation policy that will help with my disappointment?
Your cancellation policy will vary depending on your booking. Our reservations team (address) are on hand to discuss individual bookings. We find keeping them on side helps to ensure the next stay gets all booked in. They may even throw in a treat for good measure.
